How our pricing works

• Flat-rate, not hourly. The price is for the job, not the clock. A slow day doesn't cost you extra.
• Quoted before we start. You get a free, exact quote in writing first and approve it before any work. If we open things up and find more, we stop and re-quote — you decide.
• No bait numbers. The quote you approve is the price you pay — no surprise math when the invoice shows up.
• Coupons are dollars off, never percentages. $100 off any water heater install (HEATER100), $50 off drain cleaning (DRAIN50), free camera scope with any drain service (SCOPEFREE).

• Access. A water heater in a garage is cheaper to swap than one in an attic or crawlspace. A sewer line with a cleanout is cheaper to cable than one without.
• What the pipe is made of — and what shape it's in. Older Richmond and Lexington homes have cast iron and clay lines that fight back. Roots, scale, and bellies add time and equipment.
• Parts and code. Kentucky code may require an expansion tank, new gas sediment trap, drain pan, or venting update with a water heater swap. We quote those line by line, not as a "misc" fee.
• Size and capacity. A 50-gal tank costs more than a 40. An 11 GPM tankless costs more than a 6.4. A 1,500-gal septic tank costs more to pump than a 1,000.
• When you call. Middle-of-the-night emergencies carry a stated after-hours response fee. We tell you on the phone — never on the invoice.

What never moves the number: who answers the door, how nice the neighborhood looks, or how urgent you sound. Flat-rate means the pricebook sets the price — not the situation.
